Revenue Management

Dynamic Pricing

Continuously adjusting rates to live demand, pace, and competitive positioning.

Academic definition

Dynamic pricing is the practice of continuously adjusting room rates in response to changing conditions rather than holding fixed published prices. Inputs include current and forecast demand, booking pace, length of the booking window, competitive-set rates, day of week, seasonality, and remaining inventory. As demand for a date strengthens or weakens, rates move to capture willingness to pay or to stimulate bookings, often many times before arrival. Modern revenue management systems automate these adjustments using algorithms that draw on historical patterns and live signals, pushing updated rates across connected channels through the central reservation system. Dynamic pricing aims to optimise the trade-off between rate and occupancy across the full booking curve. Traditionally its objective function is revenue, so it responds to demand signals; it does not by default account for the differing acquisition and servicing costs that determine the profitability of each booking it prices.

Worked example

Detecting a surge in searches for a concert weekend, a hotel's system lifts rates three times in a day; pricing to profit, it lifts direct rates faster than OTA rates to steer the surge toward the channel that keeps more.

The ProfitPAR™ lens

Dynamic pricing is a powerful engine bolted to the wrong gauge. It reads demand beautifully and moves rate in real time — but if its objective is revenue, it will happily raise occupancy through a channel that eats a fifth of every rupee, because the gauge it watches never shows the leak. A price that is optimal for revenue can be the wrong price for profit on the very same night. ProfitPAR™ keeps the engine and swaps the gauge: price dynamically against retained profit per available room, factoring channel cost and servicing cost into every move. The result is a system that does not just chase demand but defends margin while it does.

A price that is optimal for revenue can be the wrong price for profit.
