Revenue Management
Yield Management
Selling the right room to the right guest at the right price and time to maximise yield.
Academic definition
Yield management is the discipline of selling the right room to the right guest at the right time and price to maximise revenue from a fixed, perishable inventory. Originating in the airline industry and adopted widely by hotels, it rests on the recognition that an unsold room-night has no salvage value: capacity not sold today cannot be stored for tomorrow. Practitioners use demand forecasting, segmentation, and a set of controls — rate adjustments, length-of-stay restrictions, and channel or rate-class availability — to allocate scarce inventory toward the most valuable demand. Yield management balances rate against occupancy: filling rooms at low rates and holding rate at the cost of occupancy are both failures of yield. Traditionally framed around revenue maximisation, the discipline increasingly incorporates total profitability, since the most valuable booking is not always the highest-rated one once acquisition and servicing costs are considered.
Worked example
Facing a sold-out weekend, a hotel turns away a discounted three-night OTA booking to hold inventory for higher-rated direct arrivals — classic yield management, made decisively better when the decision is scored on profit rather than revenue.
The ProfitPAR™ lens
Yield management got the philosophy right and the target wrong. "The right guest at the right price" is exactly the correct instinct — but for decades "right" meant highest revenue, not highest retained profit. A booking that yields the most revenue can yield the least profit once its commission, discount, and servicing cost are counted, and classic yield systems are blind to that. ProfitPAR™ is yield management completing its own logic: the right guest is the one who leaves the most profit per available room, through the cheapest channel, at the lowest servicing cost. Same discipline, sharper objective. Maximise yield of profit, not yield of revenue, and the whole craft finally points at the owner's account.
The right guest at the right price is the one who leaves the most profit, not the most revenue.
