Direct Booking Ratio
The share of bookings won directly — the highest-leverage input to ProfitPAR™.
Academic definition
The direct booking ratio is the proportion of a hotel's bookings, measured in room-nights or revenue, that arrive through the hotel's own direct channels — its website, mobile app, voice reservations, and walk-ins — rather than through commissioned intermediaries. It is calculated by dividing direct room-nights by total room-nights and expressing the result as a percentage. The ratio is a key indicator of distribution health and of a hotel's independence from OTA market power: a higher ratio means more revenue retained, since direct bookings avoid the commission paid on intermediated ones. Hotels raise the ratio through loyalty programmes, member rates, direct-booking incentives, brand websites, and metasearch strategy. The direct booking ratio connects marketing investment to distribution cost, and is read alongside the cost of acquiring direct demand, since direct bookings are not free but typically far cheaper than commissioned ones.
Direct Room-Nights = room-nights booked through owned channels · Total Room-Nights = all room-nights booked
Worked example
A hotel books 675 direct room-nights out of 1,125 total: direct ratio = 675 ÷ 1,125 × 100 = 60%. Each point gained shifts commission straight into retained profit.
The ProfitPAR™ lens
If a hotel could change one number to lift profit without touching rate or occupancy, it would be this one. The direct booking ratio is the most direct dial on ProfitPAR™ there is: every point shifted from OTA to direct converts a commission leak straight into retained profit. A hotel moving from 25% to 50% direct can lift profit per available room dramatically while RevPAR sits perfectly still — which is exactly why RevPAR cannot see the improvement. ProfitPAR™ treats the direct booking ratio as the headline operating lever, not a marketing vanity stat. Direct demand is not free to win, but it is far cheaper to keep, and the ratio measures how much of your own demand you actually own.
Lift this one ratio and profit per room rises while RevPAR never moves.
Measure what each room actually keeps.
