GOPPAR — Gross Operating Profit Per Available Room

The closest the traditional toolkit gets to profit — whole-property operating profit spread across every available room.

Academic definition

Gross Operating Profit Per Available Room (GOPPAR) measures a hotel's gross operating profit — total revenue across all departments less operating expenses, before fixed charges such as rent, interest, depreciation, and tax — divided by the number of available rooms. Unlike RevPAR, GOPPAR incorporates cost and revenue from all operating departments (rooms, food and beverage, banqueting, ancillary), making it a fuller measure of operational efficiency and a favoured metric in asset management and ownership reporting. It derives from the Uniform System of Accounts for the Lodging Industry (USALI) and is typically calculated at month-end from closed financial statements. Because it aggregates departments and is produced after the accounting period closes, GOPPAR reflects whole-property performance but cannot attribute profit to the individual room as a real-time unit, nor support decisions at the moment of sale.

GOPPAR = Gross Operating Profit ÷ Available Rooms

Gross Operating Profit = total revenue (all departments) − operating expenses, before fixed charges (rent, interest, depreciation, tax) · Available Rooms = total rooms × nights

Worked example

A hotel reports ₹27,00,000 gross operating profit over 1,500 available room-nights. GOPPAR = ₹27,00,000 ÷ 1,500 = ₹1,800.

The ProfitPAR™ lens

GOPPAR points in the right direction — it finally subtracts cost — but it points too slowly and too broadly. It is a month-end, rear-view number that blends rooms, F&B, and banquets into one figure, so the room as a unit of profit disappears inside it. It cannot tell you at 11 PM on a Tuesday whether accepting a ₹3,200 OTA booking with free breakfast and 18% commission actually makes money. It is a mirror, not a steering wheel — and no autonomous system can optimise a quarterly close in real time. ProfitPAR™ takes GOPPAR's instinct toward profit and makes it per-room, real-time, and computable at the point of every decision.

GOPPAR sees profit once the quarter is dead. ProfitPAR™ sees it while you can still change it.
