Revenue Management
TRevPAR — Total Revenue Per Available Room
RevPAR widened to every revenue stream — rooms, food and beverage, spa, and ancillary — per available room.
Academic definition
Total Revenue Per Available Room (TRevPAR) measures all revenue a hotel generates across every operating department divided by the number of available rooms. Where RevPAR captures only rooms revenue, TRevPAR adds food and beverage, banqueting, spa, parking, and other ancillary streams, giving a broader picture of how effectively a property monetises each unit of room capacity. It is particularly relevant for full-service and resort hotels, where non-rooms revenue can rival or exceed rooms revenue. TRevPAR is used alongside RevPAR and GOPPAR in owner and asset-management reporting to assess total commercial performance. Because it is a revenue measure, it reflects neither the cost of generating each stream nor the very different margins those streams carry: a rupee of banquet revenue and a rupee of rooms revenue are counted identically despite distinct cost structures and profitability profiles.
Total Revenue = rooms + F&B + ancillary across all departments · Available Rooms = total rooms × nights
Worked example
A hotel earns ₹60,00,000 across all departments over 1,500 available room-nights. TRevPAR = ₹60,00,000 ÷ 1,500 = ₹4,000 — higher than RevPAR, but margin-blind.
The ProfitPAR™ lens
TRevPAR is a step toward seeing the whole property, but it widens the lens on revenue without widening it on cost. A resort can post a strong TRevPAR while its banquet and F&B lines run on thin or negative margins, subsidised by the rooms business. Counting every stream equally hides the fact that streams keep profit very differently. ProfitPAR™ holds the discipline of the room as the unit of account and asks what each available room retains after its own leaks, rather than blending high-margin and low-margin rupees into one flattering total. Total revenue is a fine headline; retained profit per room is the line the owner actually lives on.
More revenue streams can mean more places for profit to quietly leak out.
Measure what each room actually keeps.
