Revenue Management
LOS — Length of Stay
The number of nights in a booking — a core yield-control lever.
Academic definition
Length of Stay (LOS) is the number of consecutive nights a guest books for a single stay. It is a fundamental dimension of demand and a primary lever in yield management, because controlling the length of accepted bookings lets a hotel shape how demand fills the calendar. Average length of stay is tracked by segment and season, and individual LOS interacts with restrictions such as minimum length of stay, closed to arrival, and closed to departure, which a hotel applies to protect high-demand dates or to fill shoulder nights adjacent to a peak. Longer stays reduce the frequency of arrivals and departures, lowering turnover-related servicing and transaction costs per night, while shorter stays offer more frequent repricing opportunities. LOS is therefore relevant to both revenue optimisation across dates and the operational cost of servicing the rooms involved.
Worked example
A guest booking three nights at ₹4,000 spreads one ₹720 commission and one arrival's servicing cost across all three nights, retaining far more per night than three separate one-night stays each paying their own acquisition cost.
The ProfitPAR™ lens
Length of stay is quietly one of the most profit-relevant variables a hotel has, because the costs of a booking are not spread evenly across its nights. The first night carries the heavy load: the acquisition cost, the commission, the check-in and turnover labour. Every additional night a guest stays amortises that fixed acquisition cost across more revenue, so a three-night stay often retains far more per night than three separate one-night stays at the same rate. ProfitPAR™ sees longer stays as a margin gift — same rate, lower cost per night, fewer commissioned arrivals to win. Pricing and restrictions that lengthen stays are not just yield tools; they are among the cleanest ways to lift profit per available room.
A longer stay spreads the same acquisition cost across more nights, so each night keeps more.
