Seasonality

The recurring demand patterns across the calendar that shape pricing and planning.

Academic definition

Seasonality refers to the recurring, calendar-driven patterns in hotel demand that repeat across days of the week, months, and seasons. Drivers include weather, holidays, school calendars, business cycles, and destination-specific events. Seasonality manifests at multiple scales: weekday-versus-weekend patterns, monthly peaks and troughs, and high, shoulder, and low seasons across the year. Revenue managers incorporate seasonal patterns into forecasting, pricing, restriction strategy, and staffing, since both demand volume and demand composition shift across the calendar — a leisure destination's peak season differs in segment mix from its low season. Recognising seasonality allows a hotel to anticipate demand rather than react to it, setting rates and controls in advance of predictable swings. Seasonality describes when demand rises and falls and how its mix changes, but not directly the cost structure or profitability of serving demand in each period.

Worked example

A hill-station resort fills easily in summer but discounts hard into OTAs every monsoon low season — exactly when each thin rate can least afford an 18% commission, quietly erasing the period's already-slim profit.

The ProfitPAR™ lens

Seasonality is usually managed as a revenue rhythm — raise rates in peak, fill rooms in low season — but its profit rhythm runs differently and is more revealing. Low season is precisely when discounting and high-commission channels do the most damage, because soft demand tempts hotels to fill rooms at rates that barely clear cost, then hand a fifth of that thin rate to an OTA. Peak season hides leaks behind strong rates; low season exposes them. ProfitPAR™ watches retained profit per room across the calendar, not just rate, because the profit gap between a well-run and a poorly-run low season is enormous. The trough is where channel discipline earns its keep.

Low season is where leaks do the most damage, because every thin rate can least afford a commission.

Measure what each room actually keeps.
