STR / STAR Report
The third-party benchmarking report that delivers MPI, ARI, and RGI against your competitive set.
Academic definition
The STR report, commonly called the STAR report, is a third-party benchmarking product that compares a hotel's performance against its competitive set. Participating hotels submit occupancy, ADR, and revenue data, which is aggregated and returned as indexed performance measures: the Market Penetration Index for occupancy, the Average Rate Index for rate, and the Revenue Generation Index for combined RevPAR performance. Because individual competitor data is aggregated and anonymised, a hotel sees its position relative to the set without seeing any single rival's figures. The report is a standard tool in revenue management and asset management, used to distinguish performance driven by market conditions from performance driven by a hotel's own decisions. It reports rooms-revenue metrics historically and on a trailing basis; it does not capture cost, profitability, channel mix, or other-department revenue, and so describes competitive revenue position rather than financial outcome.
Worked example
A hotel's monthly STAR report shows MPI 107, ARI 95, and RGI 102 — strong on volume, soft on rate — yet says nothing about the commissions and discounts behind those numbers.
The ProfitPAR™ lens
The STAR report is the scorecard the whole industry trusts, which is exactly why it shapes behaviour so powerfully — and so narrowly. It scores revenue and occupancy against the compset, so revenue managers optimise for the indices it shows and ignore the leaks it cannot see. A hotel can chase a green RGI by discounting into the OTA channel, improving the report while degrading the bank statement. ProfitPAR™ does not reject benchmarking; it argues the benchmark is measuring the wrong finish line. Until a report indexes retained profit per available room, a strong STAR result should be read as a statement about competitive revenue, not about whether the owner is winning.
A green STAR report can sit happily above a red bank statement.
Measure what each room actually keeps.
